Frequently Asked Questions
Clarity matters when it comes to your property. We understand that leasing it is a significant decision, and below are thoughtful answers to the questions we’re most often asked.
1
Who stays in the property?
We primarily host working professionals such as corporate travelers, travel nurses, engineers, and contractors on temporary assignments. These are individuals traveling with purpose—typically for work-related stays rather than leisure or events.
Our focus is consistent, responsible occupancy that supports the condition and integrity of the property.
2
How are residents screened?
Every stay is reviewed carefully. Booking platforms provide identity verification and background checks, and we personally evaluate each inquiry before confirming a reservation.
We consider the reason for travel, length of stay, and overall fit to ensure alignment with the property and neighborhood.
3
How do you prevent parties or misuse of the property?
Parties and events are not permitted.
To support responsible use, we ask our landlords for permission to equip the property with discreet exterior security cameras and interior noise monitoring devices. If activity exceeds agreed-upon levels, we are alerted and address it promptly.
Situations requiring intervention are extremely rare, but if damage were ever to occur, it would be handled by us.
4
How is rent guaranteed?
With direct leasing, Vitrine Ventures signs a lease agreement with you, making your rent a fixed contractual obligation of our business — not something that depends on individual residents or occupancy.
Your payment does not fluctuate. It does not pause. It is our responsibility.
Our model is built on long-term relationships with property owners. Reliability isn’t optional — it’s simply how we operate.
5
Do you charge a management fee or take a percentage of rent?
With direct leasing, we do not take a percentage of your rent or charge management fees.
We lease the property from you at an agreed-upon rate, and any revenue generated beyond that supports furnishing, marketing, and ongoing management of the space.
Your rent remains steady and predictable.
For owners who choose co-hosting, compensation is performance-based and tied to the property’s revenue. We’re happy to review your property and walk through how that structure would look based on your specific market and goals.
6
How long do residents typically stay?
Length of stay varies depending on our guest's profession and assignment. Some residents stay a few weeks, while many are contractors or working remotely requiring a place to stay for one to three months or longer.
The goal is stable occupancy that supports consistent property use.
7
Where do you market the property?
We use a combination of professional housing networks and trusted booking platforms to connect with qualified residents including Furnished Finder, Booking, Airbnb, Travel Nurse Housing, Corporate Housing, and more. These platforms serve as a bridge between our business and working professionals seeking furnished housing.
All stays are subject to our screening and oversight standards.
8
Do you offer co-hosting?
Yes. In addition to direct leasing, we offer co-hosting for owners who want to participate in the upside of short-term rentals while remaining hands-off.
With co-hosting, we manage the listing, pricing, communication, and day-to-day operations on your behalf. Compensation is performance-based, meaning our earnings are tied to how well the property performs. We only do well when you do well.
How are you different from a traditional property management company?
9
Vitrine Ventures is intentionally structured to be more selective and hands-on than large property management companies.
Rather than managing a high volume of units, we focus on a smaller number of properties to ensure each one is cared for with attention and consistency. You’re not routed through a system—you have direct communication and clear visibility into how your property is performing.
Our approach is also more aligned with outcomes. Whether through direct leasing or co-hosting, our model is designed around stability, performance, and long-term partnership—not just collecting a management fee.
